Swimming Pool Renovation Guide Dubai: When, Why, and How Much?

Most Dubai pools need significant renovation between 8 and 15 years of age. Tiles fade, equipment fails, waterproofing degrades, and design preferences change. Renovation is often cheaper than full replacement and can transform an ageing pool into a modern showpiece.

Quick Cost Summary

Renovation TypeCost Range (AED)Duration
Equipment refresh only15,000 – 60,0001 week
Resurface (replaster/retile)35,000 – 150,0003–5 weeks
Full renovation (all systems + finish)80,000 – 350,0006–10 weeks
Renovation + structural repair120,000 – 500,000+8–14 weeks
Complete redesign + rebuild200,000 – 800,000+10–16 weeks

Signs Your Pool Needs Renovation

Cosmetic signs

  • Tiles cracking, falling off, or showing efflorescence (white deposits)
  • Plaster discoloured, stained, or rough to touch
  • Coping stones cracking, lifting, or staining permanently
  • Visible algae stains that don't clean off

Functional signs

  • Water level drops more than 1 inch per week (leak)
  • Filter cycles taking longer than 24 hours to clear water
  • Pump making unusual noise or running hot
  • Heater failing to maintain temperature
  • Lighting flickering or not working

Structural signs

  • Hairline cracks in pool shell visible underwater
  • Movement at expansion joints
  • Water seepage in pump room or basement
  • Coping pulling away from shell

Compliance signs

  • Pool doesn't meet current Dubai Municipality safety requirements
  • Drain covers non-compliant (post-2010 anti-entrapment standards)
  • Electrical not bonded to current code

Renovation Categories

1. Equipment Refresh (AED 15,000 – 60,000)

Replace pumps, filters, heaters, and lighting. Pool shell stays as-is.

When to do it:

  • Pool less than 8 years old
  • Tiles and finish still in good condition
  • Equipment failing or end-of-life
  • Want to upgrade to variable-speed pumps for energy savings

Typical scope:

  • Variable-speed pump replacement
  • Filter media replacement
  • LED lighting upgrade
  • Smart automation install
  • Heat pump replacement (if needed)

2. Resurfacing (AED 35,000 – 150,000)

Strip old finish, fix any small cracks, apply new finish.

When to do it:

  • Pool 8–15 years old
  • Tiles or plaster degraded but shell solid
  • Want to update aesthetic
  • Equipment still serviceable

Typical scope:

  • Drain pool, strip old plaster/tiles
  • Repair minor cracks and surface defects
  • Apply new finish (plaster, mosaic, glass)
  • Reseal coping
  • Refill, balance, and commission

3. Full Renovation (AED 80,000 – 350,000)

Renew all systems and finishes. Like a new pool inside the existing shell.

When to do it:

  • Pool 12+ years old with multiple issues
  • Buying a property with neglected pool
  • Major equipment failures
  • Want significant aesthetic and functional upgrade

Typical scope:

  • Equipment replacement (pumps, filters, heater, lighting)
  • New plumbing (skimmers, returns, drain)
  • Full waterproofing reapplication
  • Complete resurfacing (tiles or premium plaster)
  • New coping if needed
  • Smart automation system

4. Structural Renovation (AED 120,000 – 500,000+)

Required when shell has cracks, leaks, or settling.

Common issues:

  • Hairline shell cracks → epoxy injection + reinforcement
  • Major cracks → cut and structural repair
  • Settling → underpinning or structural support
  • Severe waterproofing failure → strip to shell, reapply

This is specialised work — requires structural engineer assessment and Dubai Municipality re-approvals for major work.

5. Redesign & Rebuild (AED 200,000 – 800,000+)

Complete transformation — change pool shape, depth, or layout.

Examples:

  • Convert skimmer to overflow or infinity
  • Add integrated jacuzzi
  • Reshape pool (less common, expensive)
  • Add new features (waterfall, swim-up bar, beach entry)

Common Dubai-Specific Renovation Issues

Salt damage on coping — saltwater pools with natural limestone coping show degradation after 6–8 years. Replace with porcelain.

Sun-faded tiles — direct UV exposure fades darker mosaic colours over 8–10 years. Use UV-stable glass mosaics for long life.

Equipment heat damage — pump rooms running 45°C+ ambient in summer reduce equipment life. Add ventilation during renovation.

Calcium scaling — Dubai water hardness causes scale buildup. Renovation should include scale removal and water hardness management plan.

Chlorine-degraded plaster — old plaster pools show iron and copper staining from years of chemical imbalance. Strip and replace.

Renovation Process Timeline

Week 1: Assessment

  • Drain pool partially for inspection
  • Document all issues with photos
  • Provide detailed scope and quote
  • Approve final design

Weeks 2–3: Demolition & repair

  • Drain completely
  • Strip old finish
  • Repair structural issues
  • Replace plumbing if needed

Weeks 4–6: Restoration

  • Apply waterproofing
  • Install new finish (tiles or plaster)
  • Replace equipment in pump room
  • Install lighting and automation

Week 7–8: Commissioning

  • Refill pool
  • Chemical balancing
  • Equipment calibration
  • Final cleaning and handover

When to Renovate vs Replace

Renovate if:

  • Pool shell structurally sound
  • Existing layout works for you
  • Less than 50% of pool cost would be spent on renovation
  • No major design changes wanted

Replace if:

  • Severe structural damage requiring extensive repair
  • Want completely different shape, depth, or location
  • Renovation cost exceeds 60% of new pool cost
  • Multiple layered issues (structure + waterproofing + design)

How to Choose a Renovation Contractor

Verify:

  • Civil contractor license active with Dubai Municipality
  • 10+ years experience with renovations specifically
  • Insurance for renovation work (different from new build)
  • Reference renovations you can visit in person

Avoid contractors who:

  • Quote without site visit
  • Skip structural assessment on older pools
  • Don't itemise quote (suspicious round numbers)
  • Suggest cheap shortcuts on waterproofing
